The Village is managed and operated by residents who volunteer their time and efforts.  The Board of Directors is comprised of seven members – President, Vice President, Secretary, Treasurer, Operations Manager and two Members at Large.  Director’s meetings are held monthly on the third Tuesday to conduct the business of the Cooperative.

Membership in the Cooperative is obtained by application, credit and background checks, and a Membership Committee interview.  The Committee then makes its’ recommendation to the Board of Directors and it approves or denies the applicant(s).  An approval entails a Five Hundred Dollar Membership fee, which is returnable on the expiration of the membership if there are no monies due the Cooperative.  Each member owns one fifty seventh (1/57th) of the Cooperative and rents the land on which their home is located.

The monthly rental fee, one of the lowest in the State of New Hampshire, covers the expenses of the Cooperative.  Included in the fee are water, wastewater, weekly rubbish removal and roadway plowing.  Underground services, including water, wastewater, electric, are covered to the home, with connections being the responsibility of the homeowner.

At the time of this writing, there are plans in motion to repave the roadways.  This paving is part of a major rebuilding of the water system.  Conceived in the Fall of 2018 with the original intent of replacing the underground piping from the pump house to each home, the project grew with the addition of another well.  Shortages of water in the three wells supplying the system brought on this addition.

The addition of the new well and proposed electronic equipment to monitor the wells led to the decision to tear down the “barn,”  housing storage tanks,  and the outdated pump house. A new building to house everything will be constructed.
